The smell is the first thing you notice. You open the door of an apartment the week the work finished, before the furniture has arrived, and the air tells you the place is new before your eyes do. Most people read that smell as a good sign. Clean. Finished. Progress.
It is really the sound of the building still settling. Paint, sealant, joinery, adhesive, and board are all releasing small amounts of what they were made from into a room nobody has lived in yet. Building science calls these volatile organic compounds, or VOCs, which is a broad and slightly unhelpful term covering hundreds of substances of wildly differing consequence. Some are harmless. Some are irritants. A few, notably formaldehyde, are taken seriously enough that the International Agency for Research on Cancer classifies them as carcinogenic to humans.
None of this is a reason to panic about a new floor. It is a reason to specify one properly, and to think about the first few weeks after a job rather than only the day the fitters leave.
Where it actually comes from
In a flooring job, there are 4 places emissions can originate, and they are not equal.
The largest, usually, is adhesive. A glued-down floor puts a continuous film of wet product across the entire area of a room, and that is a lot of surface releasing solvent as it cures. Second is the preparation layer underneath: self-levelling compounds, primers, and moisture barriers, all of which are wet products applied at scale. Third is the finish on the surface, which matters more with a site-applied lacquer than with a factory finish that cured in a controlled environment months earlier. Fourth is the board itself. Any panel product with a multi-ply core is held together by resin, and formaldehyde-based resins have a long history in that category, which is why Europe grades boards by emission class and California regulates them under CARB.
It is worth being honest about the ranking here. In a typical Dubai renovation the floor is rarely the loudest voice in the room. Fresh paint across every wall and newly finished MDF joinery generally contribute more, and for longer, than the floor does. The flooring trade sometimes talks as though it were the main event. It is one part of a bigger picture, and the useful thing a flooring company can do is make its part small.
Why the question is different here
In a British house you open a window. The problem dilutes itself and nobody thinks about it again.
A Dubai home does not work like that. For a good half of the year the windows stay shut, the A/C runs, and a large share of the air in the room is air that was already in the room. Sealed envelopes are excellent for cooling bills and poor for clearing anything out. The US Environmental Protection Agency has found for decades that concentrations of many VOCs run consistently higher indoors than outdoors, and that gap widens in exactly the conditions we build for here.
Heat compounds it. Emission rates from wet products and panel adhesives rise with temperature, which is basic physics rather than a marketing point. A villa handed over in July, locked up, unfurnished, with the A/C on a minimum setting and every window closed, is close to the worst case: warm, sealed, and unventilated, with every material in it brand new at once. It is also an extremely common situation, because that is what handover season looks like.
The practical consequence is that the same specification behaves differently in Dubai than it does in a temperate climate. Not dramatically. But enough that it belongs in the conversation when a floor is chosen, along with all the other things about villa and apartment installs that change the brief.
What reduces it
The single biggest lever is one most buyers never think of as an air-quality decision at all. A floating floor is not glued to the subfloor. The planks lock to each other and rest on the slab, so the field of the room, which is 95 per cent of the area, involves no adhesive whatsoever. That is why we fit floors on a click system rather than bonding them down, and the Unilin angle-tap joint on our planks is designed for exactly that. Adhesive is then limited to trims, thresholds, and the odd detail, which is a few metres of product rather than a whole room of it.
The acoustic layer helps in the same quiet way. Because the IXPE foam comes pre-attached to the underside of the plank, there is no separate underlay to bond down, and no second wet layer under the floor.
Where adhesive is genuinely needed, we specify low-VOC products on every install. That is a small commitment and an easy one to make, and it is deliberately separate from any environmental certification on the timber itself, because the tree logo on the box says nothing about the glue in the tin. The 2 things get confused often.
Then there is sequencing, which costs nothing. Wet trades and paint should be finished and dried before the floor goes down, not after. The 48 hours we leave the material to acclimatise in the room is time the space is standing empty anyway, which is a good window to move air through it. And a room that gets a fortnight of ventilation before the sofas, rugs, and boxes arrive clears far faster than one furnished the same afternoon. Soft furnishings absorb and slowly re-release; bare rooms do not.
What to ask for
If it matters to you, and it should matter more than it does, ask 3 things of whoever is fitting your floor. Which adhesive is being used, and can you see the data sheet. Whether the floor is being glued down or floated. And what emission class the board carries, if it has a multi-ply core.
Any competent supplier can answer all 3 in a minute. The answers tell you something about the products, and rather more about the company. A firm that has thought about what it leaves behind in a room tends to have thought about the rest of the job too.
Nobody buys a floor for the air in the room. But you will be breathing that air long after you have stopped noticing the boards, and the decisions that improve it are mostly free.
